Property Management Services Include

- Thorough research done to find accurate & current rental rates in the area
- Highly qualified cleaners, handymen, plumbers and other contractors can make any repairs or upgrades to your property to make sure it’s ready to be rented
- Find and secure good tenants
- Advertising for your rental property (signs, rental lists, Zillow, Trulia, Craigslist, MLS & more)
- Personal property showings by Bill including after hours & weekends
- Tenant screening includes credit reports, background check, rental references, social security number, employment and income verification
- Rental agreement/lease contract write up (all current CAR forms).
- Collection of security deposit which is held in a non-interest bearing Real Estate Trust Account
- Full move in and move out inspections: repairs made as needed after move out and statement of chargers along with the balance of security deposit sent to tenant
- Collect rents and disburse funds:
- All rents are due on the first of the month and tenants can send payment via mail, electronic bill pay, or bring in to the office. BPM then pays any bills that are owed for the property (HOA, gardener, handymen, mortgage, etc.) and sends the balance to the owner or deposits it in the owner’s bank account via ACH Electronic Deposit

- All financial activity is tracked and shown on reports that monitor the cash flow progress throughout the year and are included in monthly statements along with any receipts for maintenance and repairs. A year-end statement contains all the income and expenses which make it easy to prepare taxes.
